The way to compute lease rates is to multiply price per square foot times the square feet needed, then divide by 12 (months). That's the lease rate for one month.
For example $5.83 x 4,230 sft = $24,660.00 divided by 12 equals $2,055 this includes tax/cam.
In this case there is more space to concider if childrens ministry rooms are needed.
My asking lease price per square is $4.50 sft plus tax/cam $1.33 totaling $5.83 , This is negotiable depending on lease terms.
In this case on this site, It would be considered a modified gross lease. What that means is from your lease payment I would pay for gas, electric, water, trash, snowplowing etc...
You would pay a small percentage of the taxes levied each year according to the square feet you occupy divded by 12.
For example: if taxes are $5,800 per year, if you occupy 3,000 sft your share would be $930 divided by 12. Adding $77.50 to the quoted monthly lease rate. It's the most equitable way for everyone to pay a fair share of the tax burden.
For the most part, the lease term will determine the lease rate. In simple terms the longer the term of the lease, the better the rate. Usually there is a 1-2% annual anniversary increase built in every lease, just to keep pace with increasing costs of doing business
The total cost of running a building determines the lease rate. Adding every cost to keep the building running and in great shape , and a rate of return on my investment sets the rate. The first year of total cost to operate is an educated guess based on previous years performance.

The kitchen can be exclusive to one tenant or shared by multiple tenants. If we have dance and tap using the lower level and leasing the sanctuary a few times a year , rather than spending big money for larger space rental, break it up in age groups and have a smaller attendance rather than one large group.
Another advantage to leasing this way is, I pay for all utiities. Whatever you are paying for now, the gas, electric, water sewer, trash are no longer your responcebility. If you factor that in your budget, you can afford more space.
